Income Limits
To qualify, your household income must fall within the limits below, based on your household size and AMI level. Banner Lane offers apartment homes at 30%, 50%, 60%, and 80% of Area Median Income (AMI). A minimum gross annual income equal to 24 times the monthly rent is required.
Household size includes everyone who will live with you, including parents and children. Subject to occupancy criteria.
Household earnings include salary, hourly wages, tips, Social Security, child support, and other income. Income limits are subject to change.

How to Apply
Applying is simple. Follow the steps below and our team will guide you through the rest.
Review the income limits above to confirm your household qualifies at one of our AMI levels.
Have the items below ready. Not every document applies to every household — we'll let you know what's needed for your situation.
Valid photo ID for adults 18+, and birth certificates for minors 17 and under.
Your most recent consecutive pay stubs covering the past two months, plus documentation of any other income (self-employment, benefits, support payments, retirement, and similar).
A self-declaration of assets affidavit, along with any supporting documents if requested.
If everyone in your household is a full-time student, additional eligibility requirements apply. A full-time student is someone enrolled full-time for any part of five calendar months during the year; the months do not need to be consecutive.
Your household may still qualify if an eligible exception applies, including certain government assistance, former foster care, participation in a qualifying job-training program, a qualifying single-parent household, or married students who file (or are eligible to file) a joint federal tax return. Documentation may be required to verify student status and any applicable exception.
